I’ve been in a lot of rooms.
Boardrooms, conference rooms, event spaces, coaching sessions, conversations that started as one thing and turned into something else entirely. Across all of them, across twenty-five years of watching people lead, decide, build, and hesitate — there is one single thread that exists among all of them, across all industries.
Someone who is ready. Someone who has done the work, lived the experience, earned the knowledge, built the capacity. Someone who belongs at the front of the room. They are waiting. They know all the information. They are waiting to feel certain before they step forward.
I’ve watched it cost people opportunities they couldn’t get back. I’ve watched it cost companies the clarity their teams were starving for. I’ve watched it happen in real time, in the middle of conversations where I could see everything the person couldn’t see about themselves — that they already had what the room needed, and the only thing standing between them and leading was the belief that certainty had to come first.
It doesn’t.
Certainty doesn’t arrive before the decision. It arrives after it. That’s not something I read somewhere — it’s how I’ve failed forward for so many years now. I have lived this over and over again, the outcome being the exact life I always wanted. And what I’ve watched happen, in every room I’ve ever been in, confirms it every time. The people who waited until they felt ready are still waiting. The people who moved anyway, who stepped forward before everything was resolved and clear and guaranteed — those are the people who look back now and say that the move itself was what made them certain.
This is the most expensive invisible problem in leadership right now. They have talent, strategy, and plenty of resources, but they are waiting for the perfect outside conditions before they claim what they’ve already earned. That’s not how life works. That’s not how business works. It’s the gap between what someone is capable of and what they’re willing to claim before they feel sure — and it is costing people more than they realize.
The good news is that certainty is a skill. It can be built. And it starts with one decision made before you feel ready.
What’s Happening in the Market Right Now
Rates are sitting at 6.30% on a 30-year fixed as of this week — and before you let that number stop you, here’s what’s also true: purchase applications are more than 20% above where they were a year ago. People are moving. The window that felt theoretical for so long is starting to feel real, and the buyers who’ve been watching from the sideline are beginning to understand that waiting for perfect conditions is its own kind of cost.
There’s also something significant happening on the credit side that I want to make sure you know about. UWM — the nation’s largest wholesale lender — just announced that borrowers will now be evaluated using both FICO and VantageScore, and whichever score is more favorable is the one that gets used. This isn’t a small tweak. The FHFA and HUD called it the first new credit score models for mortgages in decades, and VantageScore 4.0 scores 33 million more people than traditional models. If you’ve been told before that your credit wasn’t enough, or if your financial picture has changed and your score hasn’t caught up yet — that conversation is worth having again. The rules just changed in your favor.
